Real Estate Video Podcast #3 Posted From Aranjuez, Spain

Real estate video podcast #3 from Spain is now posted…we took a short ride from the SIMA 2007 exhibition to the town of Aranjuez which is the place where Spanish royals went to vacation.  It’s about 40 minutes outside the city of Madrid.

In this english language video podcast filmed yesterday courtesy of http://vidlisting.com, we visit some picturesque places around the Aranjuez area including among other things the Park of the Prince (Parque de Principe) and the royal family vacation house (Casa Real).  We also take a few minutes to talk about about the real estate market in Spain.

It’s just an informal and “quickly edited on a laptop” look at some of the places around Madrid. Once we get back and have dedicated high speed internet access, we’ll post them to iTunes and other sites. Enjoy!

Real Estate Video: Dale Stinton, NAR CEO, Participates In SIMA 2007 Roundtable

Dale Stinton, the CEO of the U.S. National Association of REALTORS (NAR) spoke yesterday about a number of interesting topics at the SIMA 2007 International Roundtable Discussion.

In this 6 1/2 minute video, he speaks about U.S. home ownership, affordability of housing, impacts of the US technology sector rapidly becoming flush with capital again, and how immigration and foreign buyers are comprising almost 50% of U.S. real estate transactions.

Note that we edited this on a laptop last night so the sound does not meet our normal standards. The beauty of portable vidcasting….

Our First Real Estate Video Podcast From Spain

I’m currently in Spain for the SIMA 2007 show so blogging has been slow for the past few days. We have started working the show and have the first few real estate video interviews in editing right now. Hopefully, we’ll have them posted within a few days of our return from Spain.

We have also decided while here to begin a series of informal real estate video podcasts. Our thinking is that we visit so many cool locations as a result of our work that you may be interested in seeing many of these places as well. I’ve posted the first one below. It was filmed in Alcala, Spain (the birthplace of Cervantes) and taken from the balcony of the apartment where I am staying during SIMA.

Real Estate Video Interview From Panama With Ana Patricia de la Guardia, Banco General

We recently sat down for a real estate video interview with Ana Patricia de la Guardia, who works in the Retail and Mortgage Banking Division of Banco General in Panama. She was a wonderful interviewee, speaks English very well, and covered a number of valuable topics related to foreigners being able to qualify for mortgage loans in Panama. As a interesting side note, Banco General has an international credit rating higher than the country of Panama itself.

We also have a video interview in Spanish with Ricardo Porcell from the same division within Banco General.

Professional Real Estate Video Services To Be Available In Panama And Costa Rica In June 2007

We are pleased to announce that we will be opening a local office in Central America that will provide dedicated real estate video services to Panama and Costa Rica in English, Spanish, and Portuguese. 

Local branding decisions have not yet been finalized but the office will likely be branded as part of BienesRaicesVideo.com . We are involved in the startup logistics of finding office space, etc. as well as interviewing bilingual interviewers and videographers in the coming weeks. We plan to have this office operational beginning in June 2007.

We’ll provide the following services out of the Central American office:

Marketing of Properties: Providing co-branded and private label real estate video marketing services to real estate agents, developers, and other organizations in Panama and Costa Rica. A single reasonable flat rate price for residential properties will include filming, editing, post production, professional narration in English/Spanish/Portuguese, conversion to online formats, and linking to various websites.

Local Content: Developing local content in multiple languages about living, financing, taxes, and related topics in video, audio, and other formats of interest to real estate buyers and other interested parties

Real Estate Trade Show Preparation: Developing custom video marketing materials in multiple languages for participants in international real estate trade shows. 

Private Viewings: Providing a private on-demand “see your property” online video service to buyers interested in viewing specific properties anywhere in Central America before they travel to the region. Potential buyers and current owners can send a video team at a reasonable price to videotape any specific property to which they can provide legal authorization to enter.  This is an ideal service for potential buyers, absentee owners, or those that need video documentation for insurance purposes, to prevent squatters, etc. Note: on demand videos would be password protected and only be viewable by the buyer.

Geolocation: We’ll be working to have the best available data for geolocation of properties and important features within the Republic of Panama and Costa Rica.

Real Estate Video: Property In Coronado Beach, Panama

We have just finished filming a number of exceptional properties in various parts of Latin America.  We’ll occasionally post them as they pop out of our editing studios. Our english narrator is sick with the flu this week so we’ll post the video with the Spanish narration for the moment.

 This approx. 7500 sq ft property is selling for $2,000,000 and located about an hour by car from the capital, Panama City on easy access highway. The property has ocean views and access to the ocean via no bank riverfrontage. There is a shopping center, casino, and 18 hole golf course just minutes away.  In the large 16×9 aspect ratio real estate property video, you’ll see the splendid details of the home  and awesome entertainment area close to the pool.  There is even a mini golf course and a three bedroom guesthouse.  We’ll post the Portuguese version of this real estate video later today The Portuguese version is posted here and the English version will be posted later this week.

Real Estate Video Interview From Panama With Lincoln Garcia, Coldwell Banker Panama

NOTE:  Since posting this particular real estate view interview, La Prensa  reports that PanCanalView does NOT have approved construction permits from the Government of Panama. We found out about it from the Prima Panama blog  (http://primapanama.blogs.com/_panama_residential_devel/2007/05/new_law_starts_.html#more).  The video interview will be put on hold until we find out more information.

Most of our real estate video interviews are done indoors or in some interesting outdoor setting within a hotel or development.  Our video interview with Lincoln Garcia of Coldwell Banker Panama was much different as it was done outside at night on a hilltop overlooking the eighth wonder of the world – the Panama Canal – which made an incredible setting for a real estate video interview.

During this English language real estate video interview, Lincoln shares with us his plans for a new 40 story luxury highrise in Panama on the very site where we conducted the interview.  The project called “Pan Canal View” and has canal views, ocean views, jungle views, and city views all from the  same property.  Lincoln also discusses his views on the Panama real estate market and how he views it moving forward.

We recently sat down with Leyden Briceño of BB Law Associates to talk about the legal aspects of buying real estate in Costa Rica.  Leyden has her office and law practice just outside of the town of Tamarindo in the booming province of Guanacaste, Costa Rica.

Leyden is an avid real estate investor, fully bilingual in English/Spanish, and regarded to be a top notch expert on real estate law in Costa Rica. She talked to us about the legal process for buying properties but also some of the “gotchas” that potential investors should watch out for regardless of their experience level.  Leyden also discusses her views on the current real estate market in Guanacaste.  She proved to be a very interesting interview in both English and Spanish. We recently sat down for a real estate video interview with Ari Feldman, the Rector of the FIABCI University and proprietor of Mayan Properties in Mexico. Ari is one of those gentlemen that you only need to meet for a few moments and you can instantly become friends.

In this 9 minute English language real estate video interview, Ari talks about his work with FIABCI, international training opportunities such as the Certified International Property Specialist (CIPS) course, and his views on the real estate investment environment in Latin America.  He originated a number of the international courses and written much of the coursework. If you are CIPS qualified, you’ve certainly seen his handiwork. We’ve had the good fortune to have met Ari at two international conferences now and its easy to conclude that he is truly the expert on international training and learning.
